Bernice Gan

Bernice Gan is a Partner in the Real Estate & Property department at Lee & Lee in Singapore, and was appointed as a Notary Public and Commissioner for Oaths in 2023. Her practice focuses on Real Estate Law, with over two decades of experience in both depth and breadth of real estate and conveyancing matters.

Bernice advises individuals, housing developers, banks and financial institutions, as well as international and local corporate clients in their property matters. She understands that every client is unique and seeks to use her legal expertise to help clients achieve their desired commercial outcomes through sound legal practical solutions.

Her case highlights include advising in the sale by tender of a leasehold estate in respect of 1 Lorong 32 Geylang, carved out from a freehold title, for the sale price of $26.28 million; acting for the purchaser in the acquisition of a commercial mall for the purchase price of $296 million, including conducting due diligence on tenancies, service contracts and review and negotiation of the transactional documents; and acting for established real estate developers in their acquisition of land parcels for mixed commercial and residential use, and the subsequent development and sale of units, including advising on stamp duty issues and assisting in application for housing developer's licence.

She also advises landlords and tenants on leases and licences for commercial properties (both office and retail) and JTC properties in compliance with prevailing rules and regulations, including the Code of Conduct for Leasing of Retail Premises in Singapore.

She holds an LLB from the National University of Singapore and is an Advocate & Solicitor of the Supreme Court of Singapore, a Commissioner for Oaths and a Notary Public. She is a member of the Law Society of Singapore and the Singapore Academy of Law.
