Tien Wah Ling

Tien Wah Ling is a Senior Partner in Dentons Rodyk's Litigation and Dispute Resolution practice group and Co-Head of the Real Estate Disputes practice, specialising in Dispute Resolution. He also co-heads the Trust, Estates & Wealth Preservation/Family Office practice.

Tien Wah is a specialist in real estate disputes, covering landlord and tenant disputes, property disputes, adverse possession, easements, encroachment, collective sale applications and objections, and disputes under the Building Maintenance and Strata Management Act. He also handles contested probate and estate claims, directors' and shareholders' disputes, employment disputes and contractual claims. He has led numerous landmark cases, including Yickvi Realty Pte Ltd v Pacific Rover Pte Ltd [2009], which ultimately led to the enactment of legislation allowing the variation or cancellation of easements; Batshita International (Pte) Ltd v Lim Eng Hock Peter [1996], where he successfully argued in the Court of Appeal that a tenant had an equitable right to set off damages against rent; and Straits Colonies Pte Ltd v SMRT Alpha Pte Ltd [2018], a seminal Court of Appeal decision on the law of election.

Tien Wah holds an LL.B. (Hons) from the University of Leeds (1989).

He is recognised as a Litigation Star by Benchmark Litigation Asia-Pacific in Commercial & Transactions and Real Estate (2025–2026) and as a Recommended Lawyer in Private Wealth and Family Law by The Legal 500 Asia-Pacific (2026).
